The challenges of this ocean front home were local ordinances. Demolishing the existing home and garage and then building a new house were out of the question as we would have had to comply with the new set-back requirements from the mean high-tide line. That would have left the owners with very little lot to work with. Modifying the existing home and detached garage were the only options. Filling in the space between the garage and existing house for a new grand entry and building up from there provided everything the owners desired. You have to look very closely in order to see the original house and garage in this beautiful, sea-side luxury home!

garage in the front and a two boat garage in the lower level at the rear.
A luxurious new Master Bedroom Suite and home office comprises the majority of the addition on the upper level.
